Below is a list of possible documents you will need in order to get the loan process started with your loan consultant. Please note there may be other requests, but this is a guide to help you begin gathering the necessary documents to start the process.
The last two (2) years W2 statements
Pay stubs showing the most recent 30 days of pay
Previous two (2) months of bank statements
Purchase and sale agreement contract
If you are REFINANCING:
Previous month mortgage statement
Copy of your homeowner's insurance policy
Tax Bill – most recent
If you are PURCHASING A HOME:
Purchase Contract – signed
Realtor Contact Information
Condo Association Contact Information (If applicable)
Homeowners insurance quote
If you are applying for a VA LOAN:
Provide a copy of your Certificate of Eligibility (COE). If you do not have this, please follow the link to apply for your COE
If you are SELF-EMPLOYED, EMPLOYED IN SALES, PAID BY COMMISSION, OR OWN RENTAL REAL ESTATE:
Personal Tax Returns from the last two (2) years – signed – with all related schedules
If you are SELF-EMPLOYED THROUGH A CORPORATION:
The last two (2) years Corporate Tax Returns
The last two (2) years Personal Tax Returns
Year-to-Date Profit and Loss Statement
Current Balance Sheet
